Maintenance is a planning problem as much as a repair problem. Grouping checks by season makes it easier to notice small issues before they become urgent.

Make a recurring list

Include checks that fit the property, such as gutters, external seals, heating systems, ventilation, and smoke or carbon-monoxide alarms. Record the last check and the next action instead of relying on memory.

Keep a repair reserve separate

Routine checks are predictable; repairs are not. Use a separate reserve for unexpected work and label it as an estimate. The right amount depends on the property’s age, condition, systems, and insurance terms.

Adapt the plan for a rental

Tenants should report defects promptly and follow the tenancy process. They should not assume that a general homeowner maintenance list transfers legal responsibility to them.
